FREQUENTLY ASKED QUESTIONS
Building Surveyors play an important role in the building industry, in that we enforce compliance of codes, Acts and Regulations. We are the gate keepers to ensure that the building you are about to construct will have a long structural life, whilst maintaining the health, safety and amenity of the building.
When becoming a client of SP Building Surveyors, you are signing up to work with a young, vibrant team of technical advisers and support staff, who want to provide you quality, caring service and a solutions orientated approach. This has been the foundation of what Sam Perna has been able to grow SP Building Surveyors on for over 30 years.
All Building works require a Building Permit unless specifically exempted under Schedule 8 of the Building Interim Regulations 2017.

Building Permits are the written approval to proceed with construction work or a change of use and must be obtained prior to any construction taking place.
Our Building Permit Process

The work is to commence by the required start date as shown on your permit. This is 1 year from the date the permit was issued. Before the commence by date, we are required to carry out an initial inspection.
The work is to be completed by the completion date as shown on your permit, which is 1 year after the commence by date for domestic projects and 2 years for commercial projects.
You may apply for an Extension of Time for the project, provided you lodge the application with us before the permit expires.
If you allow the permit to expire, a new application and application fee will be required in order to renew the permit.
No building works can be carried out without a valid Building Permit.
The Building Act prescribes penalties for any person/company that completes building work without a valid building permit and a Building Notice/Building Order may be issued from your local council.
Illegal building works are building works which have been carried out without first having obtained a Building Permit. A Building Notice or Building Order will require you to show cause why the works should not be demolished. You will need to engage a Building Surveyor to determine if your illegally built structure is compliant or what works are required to be carried out in order to make the structure compliant.

A report for maximum patron capacity is required to be submitted as part of your application to the Victorian Commission for Gambling and Liquor Regulation.
Patron capacity is the maximum number of patrons allowed on the licensed premises at any one time. Please contact our office with details of your venue or read more about our process on our Liquor License page.
